Within those general parameters, we will entertain an application on any property in any condition. We are accustomed to receiving applications for "scratch & dent" loans and loans "with a story". We are experts at construction and rehab financing. We will give you a fast professional response, and it won't cost your borrower anything to find out what Great Bay can do for them. Our customer service is dependable & highly personalized……once an application is submitted to Great Bay, we respond quickly to grant pre-approval then promptly meet with you and your client at the subject property for an interview and property inspection. In this manner, we can look behind the numbers to assess each borrower's character and ability, as well as to analyze each property's individual merits. We keep our broker's involved and "in the loop" throughout the entire process. We can step "outside of the box" to get good deals done which don't meet standard loan underwriting criteria. While Great Bay may not be your primary "go to" lender for most of your referrals, we can help brokers to close the occasional loan that they can't otherwise find a home for.
