and by focusing on customizing unique solutions for hard to close loans. Great Bay's primary lending niche is creative financing for "scratch & dent" loans and
loans "with a story" that are secured by first liens on Maryland real estate up to 75% LTV. Great Bay makes "common sense" underwriting
decisions locally in Baltimore, and can close loans quickly with our own funds.
Great Bay is succeeding by identifying underserved market niches for good loans which don't "fit into the box" for bank financing or secondary market
packaging. We customize each loan to meet individual borrower needs, and work harder than other lenders to find a way to make the loan work. Great
Bay is a Maryland licensed mortgage lender operating in both retail and wholesale lending environments, working directly with property owners
& investors, as well as through a network of approved mortgage brokers.
Great Bay Capital was founded in 2002 by local market banking veteran John W. Marhefka, Jr., as an alternative to bank and secondary market loan
providers. John previously led the start-up of Bank of Annapolis (1988-1996), which was ultimately sold to Sandy Spring Bancorp, Inc. (NASDAQ-SASR), then
spearheaded the turnaround of Annapolis National Bank (1997-1999) and its parent, Annapolis Bancorp, Inc. (NASDAQ-ANNB). With more than 20 years of high level,
local market banking experience, including being President & CEO of 3 different Maryland banks, John understands the limitations placed on banks and secondary
market lenders who often are precluded from making good loans by tight regulatory constraints. He started Great Bay Capital to help fill that niche.
